If you’re buying an older home in Florida—or renewing your insurance—you’ve probably heard of a 4-point inspection or wind mitigation report. But what are they, and why do they matter?

4-Point Inspection
Required by most insurers for homes over 30–40 years old, this inspection focuses on four critical systems:
1. Roof – Condition, age, and signs of leaks or repairs
2. HVAC – Functionality and safety of heating and cooling systems
3. Plumbing – Types of pipes, water heater age, visible leaks
4. Electrical – Panel brand, wiring type, grounding, safety hazards

Insurers want to know these systems won’t cause claims soon after they issue a policy.

Wind Mitigation Inspection
Florida insurance companies offer discounts for homes that can better withstand hurricanes and strong winds. A wind mitigation inspection checks for:
• Roof shape (hip roofs are better)
• Roof-to-wall connections (clips, wraps, etc.)
• Roof covering type and installation date
• Opening protections like impact windows or shutters

If your home qualifies, these features can significantly reduce your insurance premium.

At Building Inspection Pros, we’re InterNACHI certified and licensed to perform both inspections. We understand how to present the right data insurers need—without delays.
